Cracked Tile, Slipped Slate, or an Active Underlayment Leak?

Walking on tile or slate incorrectly can shatter surrounding pieces and cause extensive hidden damage.
Then skip the form and call us. Our trained crews use specialized walk-boards and ladder brackets to safely trace leaks, replace broken tiles, and install temporary storm seals without cracking neighboring courses.

Signs Your Tile or Slate Roof Needs Attention

While clay, concrete, and stone tiles can easily outlast a century, the waterproofing underlayment underneath has a shorter lifespan:

Slipped, Displaced, or Chipped Tiles

Freeze-thaw cycles and high canyon winds can back out fasteners or break fastening lugs. Once a tile shifts, wind-driven snow deposits directly on the vulnerable felt beneath.

Failing Underlayment Beneath Intact Tiles

Tiles shield your roof from UV and physical impact, but water shedding relies on the underlayment. In Utah, standard organic felt dry-rots in 20 to 30 years, causing leaks even when every tile looks unbroken.

Cracked Mortar at Ridges & Rakes

Traditional sand-cement mortar beds along hips and ridges crack over time due to ground settling and thermal movement, allowing moisture to seep behind edge details.

Heavy Snow Load Sagging or Framing Creep

Masonry tiles weigh 600 to 1,200 lbs per roofing square. Added to Utah’s heavy mountain snowpack, unreinforced rafter spans can begin to show deflection or structural strain.

Thinking about installing tile or repairing a heritage slate roof? We walk the slopes with specialized equipment, inspect the attic framing, and provide a clear, documented assessment.

Comprehensive Tile & Slate Roofing Services

From Spanish clay barrels and concrete flat tiles to quarried Vermont slate and lightweight composite alternatives, we install multi-generational roofing systems.

Concrete & Clay Tile Systems

  • Clay Tile Roof Installation: Kiln-fired Spanish barrel, Mission, and flat French clay tiles engineered for high thermal mass, unmatched longevity, and natural color that never fades under intense UV.
  • Concrete Tile Roof Installation: Cost-effective, extremely durable composite concrete tiles available in shake, slate, and curved profiles that deliver superior Class 4 hail resistance.

Natural & Synthetic Slate Systems

  • Natural Quarried Slate Installation: Hand-split, high-density natural stone tiles delivering 100+ years of fire-proof, non-combustible architectural luxury for historic and custom bench homes.
  • Synthetic & Composite Slate Profiles: Modern polymer tiles (such as DaVinci or Brava) offering authentic hand-split slate curb appeal at a fraction of the structural weight — eliminating costly framing reinforcement.

Replacement & Structural Load Engineering

  • Framing & Dead-Load Structural Assessment: We calculate dead-load capacity and rafter engineering before any installation, ensuring your framing handles heavy tile and peak Utah snowpack.
  • Tile “Lift & Reset” (Underlayment Replacement): When tiles are sound but the underlayment has failed, we carefully remove and palletize your existing tiles, install self-adhering high-temp waterproof underlayment, and reinstall the original tile.

Diagnostic Repairs & Specialty Maintenance

  • Tile Matching & Cracked Piece Replacement: Sourcing matching discontinued clay and concrete tile profiles to repair broken, hail-damaged, or weathered tiles cleanly.
  • Mortar Re-Pointing & Valley Flashing Restoration: Re-building cracked ridge mortar with flexible polymer-modified blends, re-lining metal valley pans, and sealing lead transitions.

What Affects Tile & Slate Roof Costs?

Tile and slate are lifetime investments with upfront costs dictated by weight, material sourcing, and specialized artisan labor:

Material Composition

Natural quarried slate is the most premium, followed by authentic kiln-fired clay, synthetic composites, and standard concrete tiles.

Structural Reinforcement

If transitioning from asphalt shingles to heavy masonry, rafters and trusses may require structural retrofitting or collar ties to meet local building codes.

Underlayment Grade

Heavyweight multi-layer modified bitumen or high-temperature self-adhering rubberized membranes engineered to last 50+ years beneath hot tiles.

Roof Pitch & Valleys

Complex dormers, turrets, and steep pitches require hand-cutting tiles and custom copper or heavy-gauge metal valley flashings.

You’ll receive a detailed, itemized written proposal following your free on-site structural consultation.

I was quite impressed with Matthew. He sent me a text to let me know he was on his way and he was actually on my doorstep probably less than one hour after I contacted them. We had a mystery roof leak that was dripping water through a can light in our hallway each time we've had a downpour of heavy rain. He quickly diagnosed the problem, made the repairs, checked in my attic for residual moisture, and left me with a warranty, and all was done in probably less than a couple of hours. He was very personable and pleasant to work with. I have confidence I don't need to worry anymore whenever we get a heavy rainstorm!

Here's the deal, we made a mistake. We didn't go with Rooval Roofing for our new roof and we are regretting it now. We picked a company that wasn't as highly rated, but was a bit cheaper. We got what we paid for. Our roof has numerous issues and we aren't happy. We talked with Rooval and even though we didn't contract them for our roof they are still nice enough to help fix the problems we are having. This is a classic example of "you get what you pay for" so if you're on the fence I hope this review sways you in the right direction, and Rooval Roofing is the right choice! The company and its employees are first class. Don't make the mistake we did. The shortest road is always the longest.

Tile & Slate Roofing FAQs

How long does a tile or slate roof last in Utah?

Authentic natural slate easily lasts 100+ years. Concrete and clay tiles last 75 to 100 years. However, the waterproofing underlayment beneath them typically lasts 25 to 35 years before requiring a “lift and reset,” where the tiles are carefully removed, new underlayment is installed, and the original tiles are re-hung.

Concrete and clay tiles weigh between 600 and 1,200 pounds per square (100 sq. ft.), compared to asphalt shingles at 250–350 lbs. Standard framing built for shingles often requires structural reinforcement before heavy tile can be installed. Synthetic composite slate is an excellent alternative because it delivers the slate aesthetic at standard shingle weight.

Synthetic slate (like DaVinci or Brava) is made from impact-modified polymers. It replicates the chiseled edges and texture of natural quarried slate, carries a Class 4 impact and Class A fire rating, and installs directly on standard roof framing without expensive structural reinforcement.

Never walk directly on tile without proper equipment. Stepping in the middle of a concrete or clay tile can easily snap it. Our crews use weight-distributing crawl-boards, foam pads, and ladder brackets to complete repairs without cracking adjacent tiles.

A lift and reset is a specialized repair for aging tile roofs where the tiles are in great shape, but the waterproof felt beneath has deteriorated. We remove and label the tiles, replace the rotted underlayment with high-temperature self-adhering membranes, install new flashings, and reinstall your original tiles.
