Roofs Completed

Roofing Engineered for Lehi's Elevation, Wind & Code

Lehi sits at the mouth of the Point of the Mountain, the topographic gap that funnels wind between the Salt Lake and Utah Valleys. That geography, combined with Utah County’s freeze-thaw winters, changes what a roof actually needs to hold up here.

103 mph

Ultimate design wind speed for Lehi (ASCE 7-22, Risk Category II)

39 lb/ft²

Ground snow load, Lehi valley floor

46 lb/ft²

Ground snow load, Point of the Mountain / Traverse Mountain ridge

R905.1.2

Utah ice-barrier code section that applies to Lehi roofs

Ice barrier coverage we install to code

Utah’s adopted residential code (R905.1.2) requires an ice barrier, either two cemented underlayment layers or a self-adhering polymer-modified bitumen membrane, extending at least 24 inches inside the exterior wall line on homes in eave ice-damming areas, which covers Lehi. On roofs steeper than 8:12, that coverage extends to 36 inches. We install to this spec on every re-roof.

Permits pulled where required

Re-roofs in Lehi require a building permit through the City’s Building Permit Submittal Portal, with fees set by the City’s valuation-based fee schedule. We coordinate required permits and schedule municipal inspections whenever required by city code, so an unpermitted re-roof never shows up as a problem when you sell.

Complete Roofing Services in Lehi, UT

Every service starts with an evaluation of the roof and a clear explanation of what needs to be done.

Roof Replacement

Full tear-off with code-compliant ice barrier coverage (R905.1.2) and fastening built for Lehi’s 103 mph design wind exposure.

Roof Repair

Leak tracing, flashing and pipe boot repair, and ice dam damage restoration for Lehi’s freeze-thaw winters and Point of the Mountain wind lift.

Metal Roofing

Standing seam and stone-coated steel systems engineered to hold against Lehi’s 103 mph design wind speed at the Point of the Mountain gap.

Roof Tune-Up & Maintenance

Pipe boot replacement, flashing resealing, nail pop repair, and attic airflow checks. The freeze-thaw cycling that’s typical here works these loose faster than in milder climates.

Gutters & Drainage

Seamless gutter fabrication, downspout extensions, and self-regulating de-icing heat cable, sized for Lehi’s winter ice-dam risk at the eaves.

Storm Damage Restoration

Hail and wind damage inspection with date-stamped photo documentation for your insurance adjuster. We work for you, never the insurer.

Tile & Slate Roofing

Clay, concrete, natural and synthetic slate, with a structural dead-load check first, which matters given the higher snow load at Traverse Mountain elevation (46 lb/ft²).

Flat & Low-Slope (TPO/PVC/EPDM)

Single-ply membrane installs and tapered insulation for detached structures and light commercial, built for Utah County’s snow load and freeze-thaw cycling.

Free Roof Inspection

A full on-site evaluation with a photo report and an honest repair-or-replace recommendation, no obligation.

I was quite impressed with Matthew. He sent me a text to let me know he was on his way and he was actually on my doorstep probably less than one hour after I contacted them. We had a mystery roof leak that was dripping water through a can light in our hallway each time we've had a downpour of heavy rain. He quickly diagnosed the problem, made the repairs, checked in my attic for residual moisture, and left me with a warranty, and all was done in probably less than a couple of hours. He was very personable and pleasant to work with. I have confidence I don't need to worry anymore whenever we get a heavy rainstorm!

Here's the deal, we made a mistake. We didn't go with Rooval Roofing for our new roof and we are regretting it now. We picked a company that wasn't as highly rated, but was a bit cheaper. We got what we paid for. Our roof has numerous issues and we aren't happy. We talked with Rooval and even though we didn't contract them for our roof they are still nice enough to help fix the problems we are having. This is a classic example of "you get what you pay for" so if you're on the fence I hope this review sways you in the right direction, and Rooval Roofing is the right choice! The company and its employees are first class. Don't make the mistake we did. The shortest road is always the longest.

Navigating Lehi’s Community Standards & Foothill Guidelines

Replacing a roof in Lehi’s master-planned subdivisions or foothill benches involves meeting neighborhood-specific standards before work begins. We help guide you through local architectural criteria and considerations for elevated slopes.

Traverse Mountain ARC Submissions

Exterior modifications are overseen by the Traverse Mountain Master Association (TMMA) Architectural Review Committee. We supply the required product specs, color swatches, and material documentation to help streamline your ARC approval.

Holbrook Farms Design Review

The Holbrook Farms Design Review Committee requires formal sign-off on colors, dimensions, and profiles prior to installation. We help assemble your design packet to ensure your application meets committee guidelines.

Foothill Wildfire Exposure

Traverse Mountain’s foothill terrain saw a  real wildfire event in June 2020 that forced evacuations along the mountain’s western edge. For homes bordering these open slopes, we offer Class A fire-rated roofing assemblies and ember-resistant attic vent screening.

Lehi's Case Study

This Lehi case study highlights how we inspect, evaluate, and address roofing needs for homes in the local area.

Lehi, UT · 2026

Straight To A New Roof, No Waiting

This homeowner wanted to replace an aging roof before severe winter weather arrived. During our free inspection, we reviewed material options and warranty details together. The homeowner selected their shingle style, and our crew completed the entire tear-off and replacement in just two days.

How We Handle Your Lehi Roof, Start to Finish

01

Free On-Site Inspection

We inspect the roof and attic, photograph all elevations, and check for the wear patterns typical at your elevation: wind-lifted shingles near the Point of the Mountain, or heavier snow-load stress higher up Traverse Mountain.

02

Firm, Written Quote

An exact, itemized price before any work begins, with no hidden fees and no surprise change orders.

03

Permits & Inspections Handled Where Required

For projects requiring city permitting, we submit through Lehi City’s portal and schedule required inspections as needed to protect your future home sale.

04

The Work

Tear-off, deck repair where needed, ice barrier installed to R905.1.2, and precision installation using matched materials rated for Lehi’s design wind exposure.

05

Magnetic Cleanup & Walkthrough

Magnetic nail sweep of your yard and driveway, a final roof walkthrough with you, and a written workmanship warranty.

You receive a complete photo record so you can see exactly what we see.

Measuring and documenting damage on site

A cracked shingle found during inspection

Deck exposed and underlayment going down

Property protected during the visit

After a Wind or Hail Storm

If wind or hail hits Lehi, damage isn’t always visible from the ground. During an inspection, we photograph the roof slopes and document visible damage so you have a dated record of what was found. If the damage is related to a storm, that documentation can also help you keep organized records for an insurance claim.

What Determines Your Roof Price in Lehi

There’s no flat rate for a roof: Lehi’s mix of valley-floor and Traverse Mountain-elevation homes means every quote is based on your specific roof, not a one-size price. These are the real factors that set your number:

Size & Pitch

Total square footage, slope steepness, and height directly set labor, staging, and material quantity.

Deck Condition

How much rotted or water-damaged plywood/OSB is found once old materials are stripped, disclosed at a clear per-sheet rate before we replace it.

Material Tier

Standard architectural shingles vs. Class 4 impact shingles, metal, or tile, each with a different install and warranty tier.

Elevation & Wind Exposure

Traverse Mountain-elevation homes carry higher snow load (46 vs. 39 lb/ft²) and full Point of the Mountain wind exposure, which can call for a higher wind-rated system.

You’ll get a firm, itemized written price after your free on-site inspection, with no guessing from the street.

Frequently Asked Questions: Roofing in Lehi, UT

Do I need a permit to replace my roof in Lehi?

Yes. A complete re-roof requires a building permit through Lehi City’s Building Permit Submittal Portal, with fees set by the City’s valuation-based fee schedule. We pull all necessary permits and coordinate required city inspections whenever mandated by project scope and city guidelines.

Yes. Roofing contractors need a Utah General Contractor license. Rooval Roofing is licensed under Utah GC License #13861046-5501, which you can verify with the Utah Division of Professional Licensing.

Likely yes. Traverse Mountain’s HOA runs an Architectural Review process for exterior changes, and Holbrook Farms requires Design Review Committee approval before any exterior modification, including roofing. We can help prepare and coordinate this paperwork where required as part of your project.

Lehi sits at the Point of the Mountain wind gap. Design wind speed is 103 mph (ASCE 7-22, Risk Category II) across the area, and ground snow load rises from about 39 lb/ft² on the valley floor to about 46 lb/ft² at the Traverse Mountain ridge. We factor both into material and fastening choices.

Proper attic ventilation combined with a code-compliant ice barrier (Utah Residential Code R905.1.2) at the eaves is the main defense. We install ice barrier protection to these specifications across all applicable replacements where code or freeze-thaw conditions require it.

Wind-lifted or creased shingles from canyon gusts, ice damming from Utah County’s freeze-thaw winters, and, in newer Lehi subdivisions built during the 2015–2018 growth period, roofs now aging past their builder warranty window. A free inspection tells you exactly where your roof stands.

We’d point to what you can verify yourself: a 5.0 Google rating, a Utah GC license you can look up (#13861046-5501), 10+ years serving Utah County, and 55+ completed roofs. We’d rather you check those than take our word for it.

Book a free inspection here or call (385) 424-8810. We inspect the roof and attic, document everything with photos, and give you a straight repair-or-replace recommendation.
