5 stars for Rooval Roofing! After wind and hail damage, the overall claims and replacement process took over a year to get approved and finalized. Initially, the first inspector said the roof WOULD need to be replaced, then the insurance company DENIED the claim, I pushed back and the insurance company had an engineer come out from California to confirm that it DID NOT need to be replaced. After pushing hard, they approved a SMALL portion of the roof. That was NOT good enough and it was NOT right. Rooval worked through it with with me and the insurance company and eventually the insurance company approved the FULL replacement. The process took well over a year and it wasn't easily dealing with the insurance company, but with persistence and time, we were able to get what they owed me. Rooval Roofing was incredibly patient, communicative, and supportive every step of the way. Once everything was cleared, their crew did a fantastic job installing the new roof. The roof looks incredible, and I wouldn’t hesitate to hire them again. Highly recommended!Posted on Google![]()

I made several calls before finding a roofer who would even talk to me about repairing a slate roof. Slate is not that common here, so I was a little dubious about their enthusiasm. However they knew exactly what they were doing and made the repairs quickly and professionally.Posted on Google![]()

We had a roof leak and Matt was quick to respond and came out the next morning. He didn't try to pitch a whole roof replacement or anything he didn't think was necessary and the pricing was fair. I would recommend Rooval for a quick inspection/repair.Posted on Google![]()

I was quite impressed with Matthew. He sent me a text to let me know he was on his way and he was actually on my doorstep probably less than one hour after I contacted them. We had a mystery roof leak that was dripping water through a can light in our hallway each time we've had a downpour of heavy rain. He quickly diagnosed the problem, made the repairs, checked in my attic for residual moisture, and left me with a warranty, and all was done in probably less than a couple of hours. He was very personable and pleasant to work with. I have confidence I don't need to worry anymore whenever we get a heavy rainstorm!
East Bench Runoff, Historic Main Street Homes, and Farmington Housing
What matters most for a Farmington roof depends on where the home sits and when it was built.
East bench
Debris flows
Seven people died in the 1923 Farmington Canyon debris flow. The 1983 Rudd Creek mudslide damaged dozens of homes.
Burn-scar runoff
In April 2004, debris flows hit the east bench after the 2003 fire. Many homes sit on alluvial fans.
Gutters
We size gutters and downspouts for intense runoff and discharge them away from foundations.
Main Street and Clark Lane
Historic districts
The Main Street district spans c. 1853 to 1961, and the Clark Lane district 1856 to 1970.
Landmarks Register
Permitted work on listed properties needs a certificate of appropriateness.
Old decks
259 homes predate 1940, where plank decks needing the overlay are most likely.
Roof age
The median home was built in 2002, and 54% date from 2000 or later.
Solar
The city’s solar checklist waives engineering only when, among other conditions, the roof has one layer of asphalt shingles.
Utility
Rocky Mountain Power serves Farmington homes.
Heavy snow has a history here too: in the winter of 1983 to 1984, snow ruined rooftops of Pioneer Village buildings at Lagoon.

Farmington Roof Replacement Cost Factors
Two Farmington homes of the same size can price differently. Four factors drive most of the difference:
Size, Pitch and Layers
Two or more layers must come off before a re-roof, which adds tear-off labor and disposal.
Deck Type
A plank deck needs a full 7/16-inch overlay, and damaged sheets are priced at a fixed per-sheet rate.
Pitch and Access
Steep slopes and tight east bench lots need more safety setup and labor.
Roofing Material Selection
Architectural shingles, standing seam metal, and tile carry different material and labor costs.
We measure the roof and check the deck in person, then provide an itemized written proposal after the free inspection.
Farmington Roofing, Permit, and Wind Damage Questions
Do I need a permit to replace my roof in Farmington?
Yes. Farmington requires a roofing permit for a re-roof, with a fee of $111.10, issued over the counter or online. The city inspects the decking partway through and again at the final. Some cities require a permit depending on the scope of work. We’ll let you know if yours does.
Can I repair my Farmington roof without a permit?
Yes, when the repair is small. Under the city’s Re-Roof and Roof Repair Policy, repairs are limited to less than 20% of one roof surface or less than 10% of the total roof area, and roof repairs within those limits need no city permit.
Can I put new shingles over my old roof in Farmington?
Not when the roof already has two or more layers. The city’s policy says a re-cover is not permitted in that case, so all existing layers must be removed. A tear-off also lets us check the deck for soft spots and plank boards.
Why does my Farmington roof need a plywood overlay?
Farmington is in Seismic Design Category D2, where the code does not allow spaced plank decks. The city requires existing plank decks to be covered with plywood or OSB at least 7/16 inch thick, with gaps under one-quarter inch. Older homes are the most likely to have them.
How strong is the wind in Farmington?
Very strong. Weather Service reports show gusts of 75 mph or more in Farmington on at least seven dates since 2011, including 91 mph in 2016 and 99 mph in 2020. The city designs homes for a 140 mph wind speed, and we fasten shingles to the manufacturer’s high-wind pattern.
Does hail damage roofs in Farmington?
Yes. Hail measuring 1.5 inches was reported in Farmington in August 2018 and again on September 18, 2026, and 1-inch hail fell in 2012. Every report fell in late August or September. Hail that size can bruise shingles, so a photo inspection after a storm is worthwhile.
My east bench home gets heavy runoff. What should I do about gutters?
Size the gutters and downspouts for intense runoff and carry the water away from the foundation. East bench homes sit on alluvial fans formed by past debris flows, and storms have sent mud and water through these neighborhoods in 1983 and 2004. We install seamless aluminum gutters with extended downspouts.
Do historic homes on Main Street need special approval to re-roof?
Possibly. Under Farmington city code, permitted work on properties listed on the Landmarks Register needs a certificate of appropriateness. Ask the city whether your home is listed before choosing materials. Older homes in the district are also the most likely to need the plank-deck overlay.
What happens to solar panels during a Farmington re-roof?
The panels are removed before tear-off and reset on the new roof, usually by the solar installer. The city’s solar checklist waives engineering for a standard install only when, among other conditions, the roof has one layer of asphalt shingles. Rocky Mountain Power serves Farmington homes.
Is my Farmington home in Utah’s wildfire fee area?
Based on the state’s current map, no. Our October 2026 check of the state high-risk wildland-urban interface layer found no Farmington properties in the fee area created by House Bill 48. Class A shingles remain a sound choice for homes near the foothills.
Do you serve Centerville, Kaysville, and the rest of Davis County?
