How Hail, Wind, and Age Wear Down Taylorsville Roofs

Although Taylorsville officially incorporated in 1996, the majority of its homes are much older. In fact, 11,889 of the city’s 21,096 homes were built during the 1970s and 1980s. A 2019 city housing study confirmed that Taylorsville’s home inventory is generally older than that of neighboring communities. Here is how years of valley hail, high winds, winter snow, and intense summer heat impact roofs of this era.

1981

Median year built for Taylorsville homes (U.S. Census)

1.75 in

Golf ball-size hail reported in Taylorsville, June 25, 2026

69 mph

Wind gust measured in west Taylorsville, July 13, 2024

Hail Exposure on the Valley Floor

Taylorsville experienced two major hail storms in 2026 alone—golf-ball-sized hail in June followed by quarter-sized hail on September 18. Hail knocks away the protective granules on asphalt shingles and bruises the structural mat beneath. This damage is difficult to spot from the ground, and older, drier shingles are especially vulnerable to bruising.

Storm Gusts and Falling Limbs

A severe November 2020 storm demonstrated Taylorsville’s wind risks, causing widespread property damage and uprooting mature trees. Strong gusts pull up shingle tabs, breaking their adhesive seals, while falling limbs can fracture the roof deck underneath. We install every roof to Taylorsville’s 103 mph design wind speed and conduct thorough post-storm edge and ridge checks.

Snow Load, Ice Dams & Freeze-Thaw Cycles

With a local ground snow load of roughly 38 lb/sq ft, Taylorsville roofs carry heavy winter weight. When heat escapes from the attic, it melts roof snow that refreezes at cold eaves, creating ice dams that force water upward under shingles. Seasonal freeze-thaw cycles then expand minor hairline cracks around pipe boots and flashing. Every replacement we perform includes an ice-and-water shield installed to Utah’s R905.1.2 building code.

Summer Heat & UV Exposure

Following Utah’s hottest year on record in 2025—and even higher temperatures in 2026—intense heat and UV radiation take a heavy toll on south- and west-facing roof slopes. Prolonged sun exposure bakes asphalt shingles, leaving them brittle and prone to granule loss. Heavy granule accumulation in your downspouts is often the first visible sign of thermal damage.

Roof Repair, Roof Replacement and Storm Damage in Taylorsville

Roof Replacement for 1970s and 1980s Homes

Full tear-off to the deck, replacement of any rotted sheathing, and an ice barrier along the eaves, with architectural or impact-rated asphalt shingles fastened for the design wind speed.

Roof Leak Repair

We trace the leak to its source, whether that is a cracked pipe boot, lifted flashing, or a hail-damaged shingle, and fix that spot first.

Hail and Wind Damage Repair

Date-stamped photos of every bruised or lifted shingle after storms like June’s golf ball-size hail, then the repair or replacement the damage calls for.

Standing Seam and Stone-Coated Metal

Metal roofing with impact-rated options for a valley that sees regular hail, and panels that shed snow instead of holding it at the eaves.

Concrete Tile and Slate Roofs

Clay, concrete, natural and synthetic slate, with a check of the framing first, since a heavier roof needs a structure built to carry it.

Flat Roofs and Manufactured Homes

TPO and other membranes with tapered insulation for low-slope roofs on manufactured homes, additions, carports and small commercial buildings.

Seamless Gutters and Downspouts

Seamless gutters and downspouts sized for spring melt, summer cloudbursts and the fall leaves from Taylorsville’s mature trees.

Roof Tune-Ups for 40-Year-Old Homes

Pipe boot replacement, flashing resealing, nail pop repair and attic airflow checks that can buy an older roof a few more winters.

Free Roof Inspection With Photos

A full look at the roof and attic, a dated photo record, and a straight answer on repair or replacement, with no obligation.

I was quite impressed with Matthew. He sent me a text to let me know he was on his way and he was actually on my doorstep probably less than one hour after I contacted them. We had a mystery roof leak that was dripping water through a can light in our hallway each time we've had a downpour of heavy rain. He quickly diagnosed the problem, made the repairs, checked in my attic for residual moisture, and left me with a warranty, and all was done in probably less than a couple of hours. He was very personable and pleasant to work with. I have confidence I don't need to worry anymore whenever we get a heavy rainstorm!

Here's the deal, we made a mistake. We didn't go with Rooval Roofing for our new roof and we are regretting it now. We picked a company that wasn't as highly rated, but was a bit cheaper. We got what we paid for. Our roof has numerous issues and we aren't happy. We talked with Rooval and even though we didn't contract them for our roof they are still nice enough to help fix the problems we are having. This is a classic example of "you get what you pay for" so if you're on the fence I hope this review sways you in the right direction, and Rooval Roofing is the right choice! The company and its employees are first class. Don't make the mistake we did. The shortest road is always the longest.

Roofing Taylorsville’s Manufactured Homes and Older Neighborhoods

Taylorsville’s housing mix ranges from manufactured-home communities to established 1970s and 1980s neighborhoods lined with mature trees. Because every property type faces unique structural demands, we tailor our pre-roofing inspection to your specific home.

Manufactured Home Roofs

Mobile homes make up about 5% of Taylorsville’s housing stock—totaling 985 units according to the city’s 2019 housing study. These homes typically feature low-slope designs and lighter framing than site-built structures. We carefully evaluate the underlying frame before recommending a lightweight membrane or standing-seam metal system.

Homes on Their Second or Third Roof

A Taylorsville home built in 1975 may already be on its second or third roof—and in many cases, past contractors nailed new shingles directly over old layers. During our inspection, we verify the layer count and evaluate the underlying wood sheathing to determine if a full tear-off or deck repairs will be required.

Mature Tree Canopy Impact

Taylorsville has been recognized as a Tree City USA since 2012, and many mature trees on older streets now tower directly over rooflines. Overhanging branches drop debris into valleys and gutters, scrape away protective shingle granules during windstorms, and risk cracking the roof deck if heavy limbs break. We always identify high-risk limbs so you can trim them before your new roof goes on.

Roof Replacement Cost in Taylorsville: What Changes the Price

Two Taylorsville roofs of the same size can price differently. These are the factors that set the number:

Size, Pitch and Layers

Square footage and slope set labor and materials, and each old layer that comes off adds tear-off and disposal.

Sheathing Condition

Rotted or water-damaged boards found under a 40-year-old roof are priced per sheet before we replace them.

Material Choice

Architectural shingles, impact-rated shingles, metal or membrane each carry a different install cost and warranty.

Home Type

A manufactured home’s low-slope roof calls for different materials and labor than a pitched shingle roof.

Every roof needs to be measured on-site, so your firm, itemized written price comes after the free inspection.

Taylorsville, UT Roofing FAQs

Do I need a permit to replace my roof in Taylorsville?

Yes, in most cases. Taylorsville’s building department lists roofing among the common jobs that need a permit, and roofing permits can usually be issued without plan review. Inspections are booked through the city’s online portal with at least 24 hours’ notice. Some cities require a permit depending on the scope of work. We’ll let you know if yours does.

There isn’t one honest average, because the price depends on the roof. Size and pitch, how many old layers come off, the sheathing underneath and the material you choose all move the number. Our Utah roof cost guide walks through each factor, and a free inspection gets you a written price for your own roof.

Compare quotes line by line as well as by the total. Check that each one lists the square footage, how many layers come off, the sheathing allowance, the underlayment and ice barrier, and the warranty. A lower number that skips the ice barrier or the tear-off is a different roof. We give you an itemized written price after measuring on-site.

It’s a code rule that if 25% or more of a roof is replaced within 12 months, the new covering has to meet the requirements for new construction. In Utah it appears in the wildfire code for mapped wildfire areas. For Taylorsville homes outside those areas, whether to repair or replace comes down to the roof’s condition, and we’ll check what applies to your address.

Yes. Golf ball-size hail was reported in Taylorsville on June 25, 2026, and quarter-size hail on September 18. Hail can knock granules loose and bruise shingles without leaving damage you can see from the yard. A free inspection with dated photos shows whether your roof took hits and gives you a record for your files.

Not always. A 1970s home has likely been re-roofed at least once, so the age of the house matters less than the age of the current roof. Brittle, curling shingles and repeated leaks point to replacement, while worn pipe boots or flashing can often be repaired. A flex test, where we bend a pulled shingle to see if it cracks, helps show which one you need.

Yes. Manufactured homes make up about 5% of Taylorsville’s housing, and their low-slope roofs need a different approach than a shingle roof. We check the structure first, then recommend a repair, a membrane such as TPO, or a metal system that suits the home. You get dated photos and a written price before any work starts.

Call us at (385) 424-8810 and stay off the roof. Inside, move anything valuable away from the drip, catch the water in a bucket and take photos of the stain. We’ll find where the water is getting in and tell you whether a repair will stop it.

Strong enough to damage roofs. A gust of 69 mph was measured in west Taylorsville in July 2024, and a November 2020 storm brought multiple reports of wind damage across the city, including an uprooted tree. We fasten new roofs for the city’s design wind speed and check ridge caps and edges after big storms.

Our shop at 2526 N Elm Dr in Lehi is about 25 minutes from Taylorsville, and we work across the city and the rest of Salt Lake County. That includes homes near the Jordan River, around Valley Regional Park and in Bennion. Call (385) 424-8810 to book a free inspection.

Schedule your free inspection online or call (385) 424-8810. We inspect the roof and attic, photograph every slope with dates, and tell you plainly whether you need a repair or a replacement. The photos are yours to keep either way.
