Davis County East Winds, Hail, and Snow on Layton Roofs
Layton expanded rapidly alongside Hill Air Force Base after its ground breaking in 1940. Today, more than half of the city’s housing—15,135 out of 28,497 homes—was built between 1970 and 1999, with a median build year of 1993. Decades of exposure to Davis County’s harsh microclimates mean many of these aging roofs need expert care.

Davis County East Winds
Downslope canyon winds have tested Layton structures for over a century, from the historic 1905–1906 storms to the destructive December 2011 windstorm and the 2020 gusts that downed power lines along U.S. 89. Because these fierce east winds can peel back ridge caps and lift shingle edges, we fasten every system to meet or exceed Layton’s 115 mph wind design standard.
Large Hail in 2026
On September 18, 2026, the Storm Prediction Center logged hail up to 2 inches near Layton, alongside golf-ball-sized hail across Davis County. Impact at this scale fractures asphalt mats, dents metal flashing and gutters, and punctures roof vents—damage that is rarely visible from the ground.
Snow Load, Ice Dams and Freeze-Thaw
Layton roofs must support up to 43 lb/sq ft in ground snow load. Escaping attic heat melts this winter snow, sending runoff down to cold eaves where it refreezes, forms ice dams, and pushes under shingles. Seasonal freeze-thaw cycles then expand hairline cracks around flashing and pipe boots. Every re-roof we install features a code-compliant ice barrier under Utah R905.1.2.
Summer Sun and UV
Following Utah’s record-breaking summer heat in 2025 and elevated temperatures in 2026, UV radiation takes a heavy toll on south- and west-facing roof slopes. Over time, heat bakes the asphalt matrix, causing protective granules to wash away into downspouts and leaving 1990s-era shingles curled, brittle, and cracked.

I was quite impressed with Matthew. He sent me a text to let me know he was on his way and he was actually on my doorstep probably less than one hour after I contacted them. We had a mystery roof leak that was dripping water through a can light in our hallway each time we've had a downpour of heavy rain. He quickly diagnosed the problem, made the repairs, checked in my attic for residual moisture, and left me with a warranty, and all was done in probably less than a couple of hours. He was very personable and pleasant to work with. I have confidence I don't need to worry anymore whenever we get a heavy rainstorm!Posted on Google![]()

Here's the deal, we made a mistake. We didn't go with Rooval Roofing for our new roof and we are regretting it now. We picked a company that wasn't as highly rated, but was a bit cheaper. We got what we paid for. Our roof has numerous issues and we aren't happy. We talked with Rooval and even though we didn't contract them for our roof they are still nice enough to help fix the problems we are having. This is a classic example of "you get what you pay for" so if you're on the fence I hope this review sways you in the right direction, and Rooval Roofing is the right choice! The company and its employees are first class. Don't make the mistake we did. The shortest road is always the longest.Posted on Google![]()

East Layton Roofs: Wildfire Code, Landslide Ground and Fire History
Homes situated along the East Layton bench require a higher level of evaluation. Beyond standard weather protection, properties near the foothills demand two critical checks that most of the city does not require: local wildland-urban interface compliance and ground stability assessments.
Layton’s Wildfire Code Map
Layton adopted the 2024 International Wildland-Urban Interface (IWUI) Code, updated with local amendments in May 2026. While state-level risk maps omit many foothill properties, city planners established a specific local interface map. We cross-reference your exact address against the city’s official map before recommending any roofing materials.
Landslide-Prone Ground
Portions of East Layton are built on Lake Bonneville sediments that are historically prone to slope movement—a hazard standard homeowners insurance policies typically exclude. If our inspection reveals structural red flags, such as interior drywall cracking or a sagging ridge line, we document the evidence thoroughly and advise a professional geotechnical evaluation.
Foothill Fire History
The 2019 Snoqualmie Fire burned 80 acres along the foothills east of Layton, triggering mandatory evacuations for nearly 100 homes. If your property borders open brush or hillside, we evaluate fire-resilient upgrades—including Class A fire-rated roof coverings and specialized attic vent screens designed to block windblown embers.

Roof Replacement Cost in Layton, Utah: What Drives the Price
A west Layton rambler and an East Layton home on the bench can price very differently. These are the factors that set the number:
Square Footage and Slope
The size and steepness of the roof set labor, safety setup and how much material the job needs.
Tear-Off and Sheathing
Each old layer adds removal and disposal, and damaged sheathing is priced per sheet before we replace it.
Wind-Rated Materials
High-wind shingles, metal and upgraded fastening for Davis County east winds cost more than a basic install.
East Bench Wildfire Rules
If your home is inside the city’s wildfire map, the code may call for a fire-rated roof covering. We check your address first.
Because every roof has to be measured on-site, you get a firm, itemized price after the free inspection.
Layton, Utah Roofing Questions and Answers
Do I need a permit to replace my roof in Layton?
Possibly, depending on the job. Some cities require a permit depending on the scope of work. We’ll let you know if yours does. Layton’s Building Division (801-336-3760) takes applications through its online portal and works under the 2021 International Residential Code. We confirm what your job needs with the city before any tear-off.
What is the average cost to replace a roof in Utah?
There isn’t one honest average, because every roof is different. Size, pitch, the number of layers, the sheathing underneath, and the material all change the price, and in Layton wind-rated materials can add to it. Our Utah roof cost guide explains each factor, and a free inspection gets you a written price for your roof.
Should a 20-year-old roof be replaced?
Not automatically. A 20-year-old roof can have years left if the shingles still flex and the flashing is sound, or it can be finished if east winds have broken the seals. Layton’s median home was built in 1993, so many original roofs are in this range now. A free inspection with a flex test shows which one you have.
What is the 25% rule for roofing?
Under Utah’s wildfire code, if 25% or more of a roof covering is replaced within 12 months, the new covering must meet the fire rating for new construction. Layton adopted the 2024 wildfire code for the areas on its local map, so a partial re-roof inside that map can trigger the rule. Elsewhere in Layton, repair or replacement comes down to the roof’s condition.
How do I know if a roof quote in Layton is fair?
Put the quotes side by side and compare what each one includes. Look for the square footage, layers removed, sheathing allowance, underlayment, ice barrier, fastening for high wind and the warranty. Two totals can look far apart simply because one quote leaves out the ice barrier or wind-rated fastening. Ours is itemized after we measure on-site.
Can east winds damage my roof in Layton?
Yes, and they have many times. The December 2011 windstorm caused widespread damage in Layton, and insurers paid out $75 million in Davis County. In September 2020, downed power lines closed U.S. 89 into Layton. Strong gusts lift shingle edges and ridge caps, so we fasten to the 115 mph speed in Layton’s design criteria.
Did the September 18, 2026 hail damage roofs in Layton?
It may have. The Storm Prediction Center logged hail up to 2 inches near Layton that day, with property damage reported, and half-dollar-size hail was measured in town. Most hail damage to shingles can’t be seen from the ground, so a free inspection with dated photos is the way to find out.
What snow load does a Layton roof need to meet?
Layton’s design criteria set a ground snow load of 43 pounds per square foot and a roof snow load of 30. Those numbers matter most for heavier materials like tile, and for decks weakened by old leaks. We check the framing and sheathing before recommending a heavier roof, and we install an ice barrier along the eaves on every re-roof.
Is my East Layton home on landslide-prone ground?
It may be. The Utah Geological Survey says Lake Bonneville sediments in the Layton area are particularly prone to landsliding, and standard homeowner’s insurance does not cover landslide damage. If we see signs like cracked drywall or a sagging ridge during an inspection, we photograph them and suggest a geotechnical check.
My Layton roof is leaking right now. What should I do?
Call (385) 424-8810 and stay off the roof, especially if it’s windy or wet. Move valuables out of the way, put a bucket under the drip and photograph the stain. We’ll locate where the water is coming in and tell you whether a repair will stop it.
Do you serve Kaysville, Clearfield and the rest of Davis County?
Yes. Along with Layton, we inspect and repair roofs in Kaysville, Clearfield, Syracuse, Farmington and the rest of Davis County. Our shop is in Lehi, about 50 minutes south, and every job starts with the same free, documented inspection. Call (385) 424-8810 to book.
Where can I get a free roof inspection in Layton?
Request a free inspection online or call (385) 424-8810. We check the roof and attic, take dated photos of every slope, and give you a plain answer on repair or replacement. You keep the photos whether you hire us or not.
