BUILT FOR KAYSVILLE’S 140 MPH WIND STANDARD, CANYON WINDS, AND DAVIS COUNTY HAIL

Roofing Contractor in Kaysville, UT

Rooval Roofing repairs and replaces roofs and gutters across Kaysville and Davis County. We work on historic brick homes near Main Street, the 1990s and 2000s homes that make up much of the city, and newer homes on both sides of I-15.

Kaysville City designs homes for 140 mph winds, and East Canyon winds have damaged roofs here since the town was settled. Every project begins with a free inspection and dated photos of each roof slope.

5 stars for Rooval Roofing! After wind and hail damage, the overall claims and replacement process took over a year to get approved and finalized. Initially, the first inspector said the roof WOULD need to be replaced, then the insurance company DENIED the claim, I pushed back and the insurance company had an engineer come out from California to confirm that it DID NOT need to be replaced. After pushing hard, they approved a SMALL portion of the roof. That was NOT good enough and it was NOT right. Rooval worked through it with with me and the insurance company and eventually the insurance company approved the FULL replacement. The process took well over a year and it wasn't easily dealing with the insurance company, but with persistence and time, we were able to get what they owed me. Rooval Roofing was incredibly patient, communicative, and supportive every step of the way. Once everything was cleared, their crew did a fantastic job installing the new roof. The roof looks incredible, and I wouldn’t hesitate to hire them again. Highly recommended!

I made several calls before finding a roofer who would even talk to me about repairing a slate roof. Slate is not that common here, so I was a little dubious about their enthusiasm. However they knew exactly what they were doing and made the repairs quickly and professionally.

We had a roof leak and Matt was quick to respond and came out the next morning. He didn't try to pitch a whole roof replacement or anything he didn't think was necessary and the pricing was fair. I would recommend Rooval for a quick inspection/repair.

I was quite impressed with Matthew. He sent me a text to let me know he was on his way and he was actually on my doorstep probably less than one hour after I contacted them. We had a mystery roof leak that was dripping water through a can light in our hallway each time we've had a downpour of heavy rain. He quickly diagnosed the problem, made the repairs, checked in my attic for residual moisture, and left me with a warranty, and all was done in probably less than a couple of hours. He was very personable and pleasant to work with. I have confidence I don't need to worry anymore whenever we get a heavy rainstorm!

Kaysville Re-Roof Permits, Gutter Drainage, and City Power Solar Rules

Kaysville publishes its own roofing rules, and its city-owned utility sets the terms for rooftop solar. We check each item before work starts.

Re-roof permit

2 inspections

A permit is required for every tear-off, with dry-in and final inspections and no plan review fee. Apply on the city portal with a $25 deposit.

Ice barrier and drip edge

24 in / 36 in

Self-adhering membrane 24 inches inside the wall line, 36 inches up the slope on 8:12 or steeper. Drip edge at all eaves and rakes, over solid plywood or OSB.

Gutters and downspouts

East bench runoff

In 2023, snowmelt overwhelmed storm drains near Orchard Ridge Lane and Mountain Road. We extend downspouts away from foundations and slopes.

Tree canopy

Tree City USA

With a city-owned tree farm and mature street trees, gutters fill with leaves and needles. We check debris and hangers at every inspection.

Solar on City Power

Written consent

The net-metering agreement bars changes to a system without the city’s written consent. Ask Kaysville City Power before panels come off. New arrays need an engineer’s roof check.

Old Town homes

No material rules

The Historic Preservation Commission is advisory only. Many homes use Kaysville Brickyard yellow brick, so chimney and wall flashing gets extra care.

How We Repair or Replace a Kaysville Roof

01

Roof, Attic, and Gutter Evaluation

We inspect the roof, attic, and gutters, photograph every slope with dates, and look up the snow load for your address.

02

Line-Item Written Estimate

You receive a written estimate that lists labor, materials, disposal, and the per-sheet price for any deck replacement.

03

Tear-Off Permit and Dry-In Inspection

Some cities require a permit depending on the scope of work. We’ll let you know if yours does. For a Kaysville tear-off, we apply through the city portal and schedule the dry-in inspection.

04

Installation to the 140 MPH Standard

We install ice barrier, drip edge, and underlayment, then fasten shingles to the manufacturer’s high-wind nail pattern.

05

Final Inspection, Gutter Check, and Cleanup

After the city’s final inspection, we confirm the gutters drain, run magnetic sweeps, and issue your written warranty.

You receive a complete photo record so you can see exactly what we see.

Measuring and documenting damage on site

A cracked shingle found during inspection

Deck exposed and underlayment going down

Property protected during the visit

Was Your Kaysville Roof Hit by the September 18 Hail?

Hail estimated at 1.5 inches fell just west of I-15, and bruised shingles often show no leak until winter. A free inspection documents any damage, and our guide lists the signs to look for first.

Roof Replacement Cost Factors for Kaysville Homes

Two Kaysville homes on the same street can receive very different estimates. These four factors account for most of the difference:

Square Footage and Roof Pitch

Steeper roofs need more safety equipment and labor, and roofs of 8:12 or steeper need a wider ice barrier at the eaves.

Layers and Decking

Older homes may hide a second layer or gapped board decking that must be replaced with solid sheathing at a set per-sheet price.

Shingle, Metal, or Tile Selection

Architectural shingles, standing seam metal, and tile each carry different material and labor costs.

Gutters and Solar

New seamless gutters and the removal and reset of solar panels add scope to the project.

We measure your roof and review its structure in person, then provide an itemized written estimate after the free inspection.

Kaysville Roofing, Gutter, and Permit Questions

Do I need a permit to replace my roof in Kaysville?

Yes, when the old roofing is torn off. Kaysville requires a building permit for every tear-off re-roof, with a dry-in inspection and a final inspection and no plan review fee. Some cities require a permit depending on the scope of work. We’ll let you know if yours does.

Kaysville designs homes for 140 mph winds under ASCE 7-22, Exposure B. East canyon winds and summer thunderstorms both reach the city, with gusts of 59 and 67 mph measured in 2024 and 2025. We fasten shingles to the manufacturer’s high-wind pattern, with added attention at eaves, rakes, and ridge caps.

It depends on the address. The city uses the USU snow load calculator, which shows about 33 psf on the west side, 35 psf at City Hall, and 44 psf on the upper east bench. We look up the figure for your home and check the framing and decking against it.

Yes. Hail measuring 1.75 inches was reported at the Kaysville post office in August 2018, and hail estimated at 1.5 inches fell west of I-15 on September 18, 2026. Hail that size can crack shingles and bruise the fiberglass mat beneath the granules, so a photo inspection after a storm is worthwhile.

Ask for the contractor’s Utah license number and check it with the Division of Professional Licensing before you sign anything. Request dated photos of the damage on your own roof. Rooval Roofing provides a free inspection with photos, and you keep them whether or not you hire us.

The panels are disconnected and removed before tear-off, then reinstalled on the new roof. Kaysville’s net-metering agreement requires the city’s written consent for any modification to the system, so ask Kaysville City Power whether a removal and reset needs approval before the work is scheduled.

Yes. We install seamless aluminum gutters, repair sagging or leaking runs, and route downspouts away from foundations and slopes. Kaysville requires drip edge at the eaves, and we set it so roof water lands in the gutter. Gutter work can be done on its own or with a roof replacement.

Based on the state’s current map, no. Our October 2026 check of the state high-risk wildland-urban interface layer found no Kaysville properties in the fee area created by House Bill 48. The nearest mapped areas are several miles north. Class A shingles remain a sound choice for homes near the foothills.

No material rules apply. Kaysville’s Historic Preservation Commission is advisory, and it can delay a demolition permit for up to 30 days. Older brick and adobe homes often need careful flashing at chimneys and walls, and some carry board decking that must be replaced with solid sheathing.

Usually, yes. The median Kaysville home was built in 1994, and original shingles from that period are near the end of their service life. Granules in the gutters, curling edges, and brittle tabs indicate the roof is due for replacement. A free inspection confirms the condition of the shingles and the deck.

Yes. We provide residential roofing and roof repair in Kaysville, Layton, Fruit Heights, Farmington, Centerville, and the rest of Davis County. Our shop is in Lehi, and every project starts with a free, photo-documented inspection. Call (385) 424-8810 to schedule.

Book a Kaysville inspection online or call (385) 424-8810. We inspect the roof, attic, and gutters, take dated photos of each slope, and give you a clear recommendation for repair or replacement. All photos are yours to keep, whether or not you hire us.
