Our count from the city’s monthly permit reports. Three neighborhoods account for about 70% of re-roofs. Overlays need no permit, so actual roof work is higher. Newer homes in Olympia, Hidden Oaks, and Teton Ranch benefit from an early inspection while a builder warranty is active.

5 stars for Rooval Roofing! After wind and hail damage, the overall claims and replacement process took over a year to get approved and finalized. Initially, the first inspector said the roof WOULD need to be replaced, then the insurance company DENIED the claim, I pushed back and the insurance company had an engineer come out from California to confirm that it DID NOT need to be replaced. After pushing hard, they approved a SMALL portion of the roof. That was NOT good enough and it was NOT right. Rooval worked through it with with me and the insurance company and eventually the insurance company approved the FULL replacement. The process took well over a year and it wasn't easily dealing with the insurance company, but with persistence and time, we were able to get what they owed me. Rooval Roofing was incredibly patient, communicative, and supportive every step of the way. Once everything was cleared, their crew did a fantastic job installing the new roof. The roof looks incredible, and I wouldn’t hesitate to hire them again. Highly recommended!

I made several calls before finding a roofer who would even talk to me about repairing a slate roof. Slate is not that common here, so I was a little dubious about their enthusiasm. However they knew exactly what they were doing and made the repairs quickly and professionally.

We had a roof leak and Matt was quick to respond and came out the next morning. He didn't try to pitch a whole roof replacement or anything he didn't think was necessary and the pricing was fair. I would recommend Rooval for a quick inspection/repair.

I was quite impressed with Matthew. He sent me a text to let me know he was on his way and he was actually on my doorstep probably less than one hour after I contacted them. We had a mystery roof leak that was dripping water through a can light in our hallway each time we've had a downpour of heavy rain. He quickly diagnosed the problem, made the repairs, checked in my attic for residual moisture, and left me with a warranty, and all was done in probably less than a couple of hours. He was very personable and pleasant to work with. I have confidence I don't need to worry anymore whenever we get a heavy rainstorm!

Herriman City Permitting and Rosecrest HOA Architectural Rules

Most Herriman re-roofs pass through up to four checkpoints, in this order.

01

HOA review

The Rosecrest guidelines require 30-year architectural shingles and a 6:12 pitch on many lots. A new color goes to the committee, which has up to 30 days; a same-color replacement does not.

02

City permit

Herriman lets you add a second layer without a permit, two layers maximum. A tear-off needs a permit.

03

Mid-roof inspection

The inspector checks the bare deck with flashing and ice barrier in place. We schedule it and meet the inspector on site.

04

Final inspection

Completed once the new roof is finished and any solar panels are reinstalled.

Herriman Towne Center Roofing Materials

Allowed

Not allowed

Solar: Herriman issued 237 residential solar permits in 21 months. Panels reinstalled exactly as before fall under the re-roof permit; a changed array needs its own permit, a 3-foot walkway, and an engineer’s letter.

Our Step-by-Step Re-Roofing and Inspection Workflow

01

Roof, Attic, and HOA Review

We inspect the roof and attic space, take dated photos of all planes, and review your neighborhood HOA guidelines before providing an estimate.

02

Itemized Written Proposal

You receive a clear breakdown of labor, materials, and disposal fees, including a set per-sheet price for any necessary wood deck replacement.

03

Permits and Mid-Roof Inspection

For complete tear-offs, we pull the Herriman City building permit, schedule the required mid-roof deck inspection, and meet the inspector on-site.

04

Complete Tear-Off and Installation

We strip old materials to the deck, replace soft plywood, install ice barriers and underlayment, and fasten shingles to meet 115-mph wind codes.

05

Final City Sign-Off and Cleanup

After the city completes its final inspection, we run magnetic sweeps across your lawn and driveway, walk the roof with you, and issue your written warranty.

You receive a complete photo record so you can see exactly what we see.

Key Factors Influencing Herriman Roof Replacement Costs

Estimates for two Herriman homes built in the same year can differ significantly. Four primary factors shape total project costs:

Roof Area and Slope

Steep 6:12 pitches in Rosecrest and multi-plane rooflines in Towne Center require extra safety rigging, scaffolding, and labor hours compared to simple low-pitch designs.

Existing Layer Count

Stripping multiple shingle layers increases labor time and landfill disposal fees. Soft or water-damaged plywood decking is replaced and billed at a set price per sheet.

Material and HOA Rules

Mandatory Class A fire ratings, high-wind architectural shingles, or standing seam metal systems change base material expenses based on community covenants.

Solar Array Removal and Reset

Detaching and remounting solar panels requires electrical coordination, specialized brackets, and careful scheduling alongside the roofing crew.

We evaluate your roof dimensions and structural requirements in person, providing an itemized proposal following your free on-site inspection.

Common Questions About Herriman Roofing, Codes, and HOAs

Do I need a permit to re-roof in Herriman?

Adding a second layer of shingles does not require a permit under Herriman code. However, a complete tear-off down to the wood deck requires a city building permit. Tear-off permits require two municipal inspections: a mid-roof inspection to verify bare wood decking, flashing, and ice barriers, followed by a final completion inspection.

Herriman allows up to two layers without a building permit. However, adding a second layer adds substantial dead weight, traps attic heat, hides damaged wood decking, and skips city inspection oversight. On a 20-year-old roof, we recommend a complete tear-off to verify deck condition and ensure new shingles seal properly.

Approval depends on whether you change materials or colors. Rosecrest guidelines state that replacing a roof with the exact same material and color requires no formal committee review. Selecting a different color or material requires submitting plans to the design review committee, which has up to 30 days to respond. The HOA requires a minimum 30-year architectural shingle.

No. Herriman Towne Center guidelines prohibit 3-tab strip shingles, stamped steel shingles, rolled asphalt, and clay tile. Allowed materials are restricted to Class A, wind-rated architectural shingles with a minimum 30-year warranty, or standing seam metal. We supply the required product data sheets for your HOA submission.

Herriman building code requires roofing systems engineered for 115 mph wind speeds under Exposure C conditions. Weather Service records show local gusts reaching 62 to 67 mph, which can lift unsealed shingles. We install shingles using manufacturer high-wind nail patterns, with close attention to eaves, rakes, and ridge caps.

High winds cause far more frequent damage in Herriman than hail. The largest hail recorded within 4 miles of City Hall since 2005 measured 1 inch on August 2, 2023. One-inch hail can bruise the fiberglass matting of aging shingles, making a photo inspection helpful after major storm events.

Solar panels are safely disconnected and removed before tear-off, then remounted after new shingles are installed. If reinstalled in their exact original layout, the work falls under Herriman’s master re-roof permit. Changing the layout or adding panels requires a separate solar permit, an engineer’s structural letter, and a 3-foot clearance pathway.

Homes along the Oquirrh mountain bench and Butterfield Canyon carry higher wildfire risk. Herriman notices state that specific addresses fall under Utah’s wildland-urban interface program fee structure, with unassessed properties placed in the highest fee tier. Installing Class A fire-rated shingles and ember-resistant vent guards provides critical exterior defense.

Usually, yes. Original builder-grade shingles installed during the 2000s housing boom are reaching 20 years of age. Herriman permit records show heavy replacement activity in Rosecrest, Hamilton Farms, and Estates at Rose Creek. Excessive granule loss in gutters, curling shingle edges, and brittle tabs indicate the roof has reached the end of its life.

Yes. An inspection on a newly built home provides date-stamped photo records of the installation and flashing work. Catching installation errors early allows you to request corrections from the builder while original warranty coverage is still active.

Stay off the roof. Pick up loose shingles from the yard to keep them from blowing away, take photos of the missing sections from the ground, and call (385) 424-8810. Exposed underlayment leaves roof decking vulnerable to rain and snow, so we provide prompt emergency tarping and evaluate repair options.

Yes. In addition to Herriman, we work in Riverton, South Jordan, Bluffdale, West Jordan, Draper, and surrounding communities. Our shop in Lehi is 20 minutes away, and every project starts with a free, photo-documented roof evaluation. Call (385) 424-8810 to schedule.

Book an inspection online or call (385) 424-8810. We check your roof exterior and attic, take dated photos of problem areas, verify your HOA rules, and give you an honest recommendation for repair or replacement. All photos are yours to keep.
